1. Kermit T. Gregarious, Defendant, is a resident of Adams County, Colorado, with a post office address of 501 - 4th Avenue, Commerce City, Colorado.

2. The amount claimed herein does not exceed Twenty-five Thousand Dollars ($25,000.00).

3. Such claim arises from the following events or transactions:

(a) Plaintiff is the owner of the premises in Adams County, Colorado, described as follows (the "Premises"):

Apartment No. P-3
501 - 4th Avenue
Commerce City, Colorado.

(b) Defendant leased and occupied the Premises pursuant to a written lease, a copy of which is attached hereto as Exhibit A and incorporated herein by reference (the "Lease"), at a monthly rental of $925.00, payable in advance on the first day of each month.

(c) Defendant has stored inoperable vehicles on the front lawn of the Premises, which is prohibited by Section 2.04 of the Lease.

(d) Plaintiff properly served a written demand for compliance or possession, a copy of which is attached hereto as Exhibit B and incorporated herein by this reference, pursuant to C.R.S. § 13-40-104(1)(d), on the 6th day of June, 20XY, but Defendant has failed or refused to comply with the terms of the Lease by removing the inoperable vehicles from the front lawn of the Premises and/or give up possession of the Premises during the [three-day in the case of...
