FORM 13-25 • SHORT FORM LEASE

SHORT FORM LEASE^*

This Short Form Lease is made this ___ day of __________, 20XX, by and between MALL COMPANY, a Colorado limited partnership ("Landlord"), whose address is __________, and RETAIL, INC., a Colorado corporation ("Tenant"), whose address is __________.

1. Leased Premises. Landlord hereby grants, demises, and leases to Tenant, and Tenant hereby leases from Landlord, the Leased Premises described in Exhibit A, attached hereto and incorporated herein by this reference.

2. Term and Rent. The term hereof shall commence __________, 20XX, and shall end __________, 20XX. Tenant is hereby granted five successive options of five years each to renew the term hereof. Rent shall be payable monthly and shall be Ten Dollars ($10.00) and other good and valuable consideration.

3. Successors and Assigns. The conditions and provisions hereof shall inure to the benefit of and shall be binding upon Landlord, Tenant, and their respective personal representatives, successors, and assigns, and shall run with the land.

4. Lease Agreement. This Short Form Lease is part of and shall be construed in connection with that certain Shopping Center Lease between Landlord and Tenant, of even date herewith, to which reference should be made for additional rights and obligations of Tenant and Landlord.
