FORM 13-4 • RESIDENCE LEASE AGREEMENT

RESIDENCE LEASE AGREEMENT

This Residence Lease Agreement ("Lease") is made this ___ day of __________, 20___, by and between __________ ("Owners") and __________ ("Tenant") for rental of the premises located at __________, Denver, Colorado (the "Premises").

In consideration of Owners permitting occupancy of the Premises, Tenant hereby covenants and agrees as follows:

1. Term. This Lease shall be for a period of __________ months, commencing __________, 20___. If Tenant retains possession beyond the term, this Lease shall continue on a month-to-month basis, with all other terms remaining in full force and effect, except the monthly rental, which may be raised upon 15 days' notice to Tenant. After the original term, either party may terminate this Lease upon written notice given 10 days before the end of any monthly period.

2. Rent. Tenant shall pay rent of $__________ per month, payable in advance on the first day of each month, to be sent or delivered to Owners at __________ Denver, Colorado 80___, or at such other address as Owners may direct. Risk of loss of rent payments in the mail shall be with Tenant. If rent is not received by Owners by the 5th day of each month, Tenant will pay a late fee of $2.00 per day from the date rent was due to the date rent is received by Owners. Tenant will pay a $25.00 charge for any dishonored check.

3. Security Deposit. Tenant shall pay a security and damage deposit of $__________. Said deposit will be returned within 60 days after Tenant vacates the Premises if all agreements and covenants of Tenant herein have been met, and if the Premises and personal property therein are left in an undamaged, clean, and rentable condition. If Owners must clean the Premises, a $__________ cleaning charge will be assessed.

4. Receipt. Owners acknowledge receipt from Tenant of the following sums:

$__________ as a security and damage deposit; and
$__________ for rent for the month of __________.

5. Use. The Premises shall be used only as living quarters for __________ adults and __________ children, and Tenant agrees to pay $__________ rent per month for each additional person who occupies the Premises in any capacity, which occupancy shall be permitted only with the prior written permission of Owners. Pets shall not be permitted unless a Pet Consent is executed by Owners and attached hereto.
