Under RCW 64.16.005, an alien is given the same rights to own and transfer land as a native citizen. These include the rights to acquire land by purchase, devise, or descent, and the right of heirs to inherit from an alien who dies intestate.⁸¹ Although RCW 64.16.005 does not refer to personal property, the common law allowed an alien to acquire, hold, and transfer personal property just like a native citizen,⁸² and there is no reason to believe Washington law would be different.
