Accurate title information is critical to the successful completion of a QTA. Whether relying on a title insurance commitment, a litigation guarantee, an abstract of title with an attorney's opinion of title (possibly your own opinion), a "stand-up" search of the records, or some other report on the status of title, examine the documentation carefully and supplement it as necessary with updates, surveys, affidavits, on-site inspections and, in particular, copies of records from the county clerk and recorder, Bureau of Land Management, and other governmental agencies.
