Wellington pursues 2nd Harrison office building.

Quick lease up on a new 65,000-square-foot office building in Minneapolis' Harrison neighborhood has Wellington Management back with an even bigger chunk of office space.

Minneapolis-based Wellington is proposing to build a five-story, 103,500-square-foot office block at 187-199 Irving Ave. N. and 190-198 James Ave. N. The site is across Currie Ave. N. from the Leef North building the company recently completed.

The proposal will be reviewed by the Minneapolis Planning Commission Committee of the Whole on Oct. 24.

Wellington filed the proposal with the city after leasing to three tenants and getting a commitment from one other at the Leef Building, said Wellington Executive Vice President David Wellington. If entitlements for the building are granted as planned, construction could start in the spring on what the Wellington is calling "Leef South."

The start of the production comes none too soon, Wellington said.

"Ideally we would have started on Leef (North) four years ago and (Leef South) would have been built last year," he said. "I feel like there's strong demand in the market for this type of project."
