UnitedHealth office in Plymouth sells for $20M.

A Plymouthoffice building occupied only by UnitedHealth Group hasattracted a higher purchase price than othersimilarproperties in its market, but still fell shortof the nearly $25 million it attracted14 years ago.

The four-story building, at 6150 Trenton Lane N. in the Bass CreekBusiness Park,sold for $20 million in a transaction that closed Dec. 10, according to a certificate of real estate value made public Friday.

The buyer is 6150 Trenton LLC, an entity registered in care of the Bloomington-basedRitz & Associates law firm. The sellers are Ozzie Plymouth Realty LLC and JC Plymouth Property LLC, two entities with a shared phone number and various registered office locations in New York, Delaware and St. Paul, according to inactive listings with the Minnesota Secretary of State's office.

Hennepin County property records show JC Plymouth Property LLC shares an address with UnitedHealth Group's Minnetonka office, and according to CoStar Group, UnitedHealth Group was the true former owner. Reached for comment Monday, UnitedHealth spokesman Dimitri Senaratna said the health care company leases the building, and was not involved in the sale.

The buyer could not be reached for comment. A New York-based attorney for the sellers declined to comment on the sale or identify the parties.

The purchase price of the 86,573-square-foot building, built in 1994, worked out to $231per square foot, well above the $173 per square foot average in theI-394 submarkettracked by CoStar Group in the past 12 months.

The property sold for $24.5 million, or $283 per square foot, in November 2004, according to Hennepin County records.

UnitedHealth does not anticipate any changes to operations at the building, Senaratna said.

"There's no change in our plans," for the property, Senaratna said.
