Architectural Design of the Year

Montage Resort at Deer Valley (HKS/Hill Glazier Studio)

The Montage Resort at Deer Valley is a 947,000 sf LEED Silver project built on the historic Daly West Mine. The site required cleanup of the contamination and the establishment of a 2,800 acre conservation casement to offset the density of the hotel. Sustainable design elements included treatment of storm water runoff by removing 80 percent of the total suspended solids; reducing the impact of motor vehicles on the site; energy efficient lighting and native vegetation. Montage is a luxury ski-in/ ski-out mountain resort with a 35,000 sfspa, outdoor pool, family recreation center, gourmet dining and grand ballroom space for conventions.

David Eccles School of Business (MHTN Architects)

The David Eccles School of Business on the University of Utah campus is a new 188,000 sf state-of-the-art teaching, learning, and research facility designed to meet future growth in student enrollment, expand MBA and undergraduate program flexibility, and reflect the school's status as a nationally and internationally ranked business school. This two-phased project includes classrooms, class-labs, and seminar rooms, a 250 seat auditorium, event space, collaborative break-out| study space, research and entrepreneurial centers, social space, cafe, student services and one-stop-shop, faculty and administration spaces. The design creates a new south campus gateway, and new exterior plaza accommodating casual and formal gatherings

Architectural Nexus Design Center (Architectural Nexus)

Architectural Nexus's new headquarters in Salt Lake City is an adaptive reuse of a fifty-year old structure that was reinvented to minimize the firm's environmental footprint while creating a wonderful place to work. The Big Idea was to cut a 70-foot long landscaped atrium into the middle of the building for daylighting and views. Notably, the 30,000 square-foot project was recently awarded LEED Platinum Certification by the U.S. Green Building Council, under LEED NC 2009 Version 3. The energy design strategy includes 130 photo-voltaic panels on the roof for on-site power generation with the goal of a net-zero electrical system.

Development/Redevelopment of the Year

Landmark 8 (Freeport West) Freeport West began its business operations in Utah in 1981. Over the last 30 years, Freeport West has developed and acquired over 7.5 million square feet of industrial warehouses. The company has made it a priority to perfect the development of Class-A industrial space and has had much success in doing so. In the more recent past, Freeport West has developed nearly 3 million square feet of industrial space in the Landmark Industrial Park and owns another 250 acres of land that is ready for future development.

Freeport West is continually growing, with their most recent success being Landmark 8. In a slowing economy, Freeport built a 507,007 square foot spec building (Landmark 8) that was ninety percent leased before the building was completed. This was the only project over 500,000 square feet built on spec in the United States in 2011.

222 South Main (Hamilton Partners) 222 Main is a LEED[R] Gold Certified Building. Offering an exceptional downtown Salt Lake City location, landmark quality and twenty-first century vision, 222 Main has been designed to the highest environmental standards by the internationally renowned architectural firm Skidmore, Owings & Merrill LLP with MHTN Architects acting as a local liaison. This tall and slender tower is an elegant icon on the city's skyline with commanding views of the nearby mountains and Salt Lake City's dynamic downtown. The building was built by Okland Construction, one of the largest construction companies in the inter-mountain west.

In addition to 222 Main being awarded the LEED[R] Gold certification, the tower features over 459,000 SF of office area, typical office floors of 22,000 SF each and 9,000 RSF of street-level retail space. Forty foot lease depths and nine foot ceilings are typical. Based on a five foot planning module, the building structural grid provides column-free floor spans, allowing for efficient and flexible space planning. The spacious, 14 foot 9 inch entry lobby and adjoining street-front retail creates a lively and inviting pedestrian environment. At the roof-line the translucent glass "veil" extends 24' above the rim of the rooftop. By day, the veil is an architectural focal point; by night, the veil is backlit with bright white lights becoming a distinctive beacon to downtown Salt Lake City. Adjoining parking in a nine level structure is available to tenants and visitors.
