Once possession has been returned to the landlord, the landlord is often still out money for rent and damages. Sometimes, if personal service was had on the tenant in the rent and possession or unlawful detainer, the landlord may have a money judgment to try to collect on. If service was had by posting only, the landlord may wish to pursue a separate cause of action to collect its damages.
