G. (§6.17) Modern Zoning Techniques

A variety of modern techniques are designed to introduce some flexibility into the traditional Euclidian zoning scheme of use districts and bulk, height, and area regulations. These tools also provide the governing body with greater control over the details of a proposed development. When these techniques have been the subject of judicial challenges, they have generally been found to be within the broad scope of the zoning power of local government. See, e.g., Treme v. St. Louis Cnty., 609 S.W.2d 706 (Mo. App. E.D. 1980).
