A. (§6.11) Common Districts and Uses

The heart of any practical discussion of planning and zoning is the local zoning ordinance itself. While there are seemingly as many variations as ordinances, the general regulatory scheme is similar.

Most zoning ordinances contain the following elements:

· A general statement of purpose

· Definitions of terms

· A listing of various zoning districts and regulations, including permitted and conditional or special uses

· A description of administration and procedures before the planning commission and legislative body

· Standards for variances and procedures before the board of adjustment
