Three general types of deeds are commonly used to effect the transfer of interests in real estate:

1. General warranty deed

2. Special warranty deed

3. Quitclaim deed

Assuming that the grantor has a good merchantable title to the property to be conveyed by deed at the time of the transfer, any of the three general forms of deed will convey good title to the grantee.
