The purpose of condemnation is to acquire title to the land condemned for public purposes and to foreclose all outstanding claims to the land and interests in the land that exist or may be asserted by others. City of Columbia v. Baurichter, 713 S.W.2d 263 (Mo. banc 1986). When there are different interests or estates in property taken by condemnation, compensation for the property taken and any damages to the remainder are determined as if it belonged to one owner, and this sum is apportioned among the different parties according to their respective rights.
