To have a valid lease, there must be an agreement, either oral or written, between the landlord and the tenant. It is possible to have an oral lease although the statute of frauds, § 432.010, RSMo 2000, renders a lease for greater than one year unenforceable unless it is in writing and signed. A valid lease must:
