A “party wall” is commonly defined as a division wall between
two tenements belonging to different persons with the wall being present for the mutual benefit of both parties—generally for support. Glover v. Mersman, 4 Mo. App. 90 (E.D. 1877); Harber v. Evans,
14 S.W. 750 (Mo. 1890). Party walls generally take one of four primary forms:
A wall in which two adjoining owners are tenants in common
A wall divided into two strips, each strip belonging to an adjoining owner
A wall that belongs entirely to one owner, subject to an easement in favor of the other owner, as a dividing wall or for support
