Mechanics' liens may be filed by persons who have furnished materials, machinery, fixtures or tools in the construction, alteration or repair of any building, or other structure or improvement, subject to certain exceptions.

Persons who have furnished materials, machinery, fixtures or tools in the construction, alteration or repair of any building, or other structure or improvement such as tenant improvements on commercial projects, residential work or otherwise may file mechanics' liens. This is so, regardless of whether the materials furnished were provided at the insistence of the owner or the owner's (actual or statutory) agent.⁵⁵
