Licensed subcontractors essentially have the same lien rights as a general contractor. As discussed above, the fiction of statutory agency avails the subcontractor of "privity" with the owner for lien purposes, and the lien amount allowed is for the reasonable value of the work performed. However, in the context of residential construction, there exists a substantial exception. See Sec. 2.3.2, infra.
