Section 13.1 The Owner as Witness

• Jurisdiction: Arizona

A property owner is always competent to testify as to the value of his own property. The condemning entity is entitled to cross-examine the owner to expose the factors he considered and the method he used in determining his opinion of value. An owner’s explanation of his method of valuation goes to the weight of his testimony.
