Section 12.9 Admissions Against Interest

An offer to sell property may be admissible as an admission against interest against an owner on the issue of the market value of property.

State v. McDonald, 88 Ariz. 1, 352 P.2d 343 (1960)

A statement of value testified to by an owner at a trial ten years prior may be admissible as an admission against interest, if it was made sufficiently near in time to the date of taking to be reasonably helpful to the finder of fact. Whether the time was too remote or conditions too dissimilar to make the evidence admissible is in the trial court’s discretion.
