When landlords and tenants encounter problems in their relationships, the two most common causes from a landlord’s point of view are:

1. the tenant’s failure to pay rents and other moneys due; and

2. the tenant’s failure to comply with lease terms, causing disruption or damages to the landlord or the other tenants.
