Scannell goes spec in White Bear Township.

Scannell Properties will likely start grading a 14.44-acre piece of bare industrial land this fall for an office warehouse building that will be one of the first built in White Bear Township in some time.

Indianapolis-based Scannell plans to start construction of the 110,000-square-foot spec industrial building at 4850 Constellation Drive next spring. The project is one of two industrial buildings that won township approval two weeks ago. The other is a 121,000-square-foot expansion of Specialty Manufacturing Cos.' two-building, 206,450-square-foot campus at 5858 and 5800 Centerville Road. That project is currently underway, said Township Planner Tom Riedesel.

The two projects are just west of Interstate 35 and are about 2 miles apart. The Centerville Road corridor is one place the 11-square-mile township has some space for large-scale development or redevelopment, he said in a Wednesday interview.

"That Centerville corridor has a lot of undeveloped land," he said.

Both of the new projects received their final approvals on Oct. 2.

Scannell paid $750,000, or $51,939 per acre, for the land for its spec project on Sept. 27, according to a certificate of real estate value recently made public. The company is planning to have the building ready for occupancy early in the third quarter of 2020, said Jeff Przytarski, a first vice president with the Minneapolis office of CBRE.

CBRE is marketing the multitenant building to potential tenants. Scannell did not respond Wednesday to multiple requests to comment on the project.
