Ryan returns to apartment plan near U.S. Bank Stadium.

Ryan Cos. US Inc. has decided to build a 25-story apartment building at its Block One redevelopment site near U.S. Bank Stadium in downtown Minneapolis, abandoning an earlier plan to build a 17-story office tower.

A proposal made public Friday morning shows a 345-unit apartment tower rising at 728 Fourth St. S., on the northeast corner of Fourth Street and Park Avenue. The apartments would be across the street from U.S. Bank Stadium and in front of the Mills Fleet Farm Parking Ramp which Ryan built for Vikings football fans. Ryan owns the air rights above the parking ramp.

The tower would also be adjacent to the 1.1 million-square-foot Wells Fargo campus Ryan completed in 2016.

The proposal goes before the Minneapolis Planning Commission Committee of the Whole on Nov. 15. Ryan will also bring the proposal to the Downtown Minneapolis Neighborhood Association's Land Use Committee on Nov. 13.

The new plans bring the development of Block One full circle. Ryan had previously considered building apartments on the site, before switching gears to a $90 million office tower in 2016.

The proposed apartment tower will include 150 interior parking stalls, a rooftop amenity deck, and a two-story lobby that faces the Commons park completed by Ryan in 2016. Block One is the fifth phase of Ryan's Downtown East redevelopment work.
