Columbia developer bringing 1st speculative property to Sandy Run.

Columbia-headquartered held real estate development and investment company Red Rock Developments is bringing Sandy Run Industrial Park's first speculative distribution facility to market.

Site work has begun for a 497,952-square-foot building along Interstate 26 in Calhoun County, according to a news release from Colliers, which is handling leasing and marketing for the property. The building, expandable to 663,836 square feet, will be equipped with cross-dock distribution operation and 36-inch clear heights. It is scheduled to be ready for occupants in the second quarter of 2023.

The Class A building, of Exit 119, is located near Amazon's distribution center, Nephron Pharmaceuticals Corp., the UPS air hub and Columbia Metropolitan Airport.

"The park's proximity to the Port of Charleston, Volvo's manufacturing facility in the Lowcountry and BMW in the Upstate, coupled with the excellent highway system of the Midlands, makes this a great option for companies looking to locate in a Class A industrial park within a great labor shed of South Carolina," Red Rock Developments CEO Bill Smith said in the release. "We look forward to making Sandy Run Industrial Park one of the preeminent Class A industrial parks in South Carolina."

Sandy Run is a 760-acre industrial park with access to all utilities. Privately held Red Rock, the exclusive developer for speculative and built-to-suit buildings, plans to complete more than 5.9 million square feet of Class A industrial space in the park.
