I was a Mortgage Broker for 3+ years. I saw the good and the bad. There NEEDS to be regulation; that is a definite. Who is at fault? The Realtor, the mortgage broker and the client. The Realtor just wants the house closed, the broker just wants to make the client happy and satisfied, and the customer is so brainwashed by illicit ads that they want the broker to do things that unfortunately the broker will do. I am glad that those people who were warned time and time again not to do certain loans, are going to lose everything. Now they will be able to realize, that if something is too good to be true ... it is!

Registration is a very small step in the right direction, but training, education and licensing of individuals wishing to become a broker is a much better idea. A system of Fed licensing that would cover all states might be even better. There is nothing in the existing law that addresses competency. At least the exempted brokers who are FHA, etc. have several issues addressed in that licensing.
