§ 26.4 • LANDLORD'S WORK AND TENANT'S WORK

A work letter specifies what portion of the work is the landlord's and what portion of the work is the tenant's. Often, the landlord's work consists only of providing the core and shell of the building, the demising walls, and the basic building systems (electricity, water, wastewater pipes, HVAC, and conduits for telecommunications lines). The distribution of those systems is generally a part of the tenant's work. The tenant's work also typically includes all the interior walls of the premises and, of course, all the tenant's cabling, trade fixtures, and decorative items.
