§ 19.1 • INTRODUCTORY

As used in the Colorado real property and real estate broker statutes (except the homestead statutes), the term "deed" includes "mortgages, leases, releases, and every conveyance or encumbrance under seal."¹ Therefore, although this chapter is concerned primarily with the transfer of title to land by deed, many of the topics included are relevant to the creation or transfer of interests in land less than the full title, such as easements, leases, and encumbrances.
