§14.19 STANDARD COVERAGE

Although the exact language used by different title insurers varies, typical standard exceptions used in Washington include:

(1) rights or claims of parties in possession, or claiming possession, not shown by the public records;

(2) any encroachment, encumbrance, violation, variation, or adverse circumstance affecting the title that would be disclosed by an accurate and complete survey of the land;
