Finding a good contractor can be a tricky proposition. Although there are many contractors in the area, selecting the right one may be difficult. A good references is the best place to start. People are usually very willing to discuss contractors and building experiences in general. An acquaintance who has had a positive experience with a contractor is a good place to begin.

Establish criteria to compare builders' qualifications, such as experience in building projects similar to yours, and completing jobs on schedule and within budget. Shop three to four contractors and get written bids based on the same criteria.

A reputable contractor will gladly volunteer a number of recently completed projects as references for his work. Call a number of them until you are satisfied that the builder will do what he promises.

Ask the references questions and try to assess their experience. Was the job completed on time? Did the contractor complete the project within the set budget? How much was the job over or under budget? How were disputes handled? Was the customer involved in the decision-making process and treated with respect? Were the subcontractors used on the project licensed and qualified?

For the first-time builder it is easy to get lost in the maze of contractors, subcontractors, consultants, architects and building codes. A good contractor will walk you through the process and be willing to ensure you understand.
