B. [§ 6.35] Restrictions on Imposing Liens

There is no mechanics' lien for work performed or materials supplied for a public building in Maryland. See Williams Constr. Co. v. Constr. Equip., Inc., 253 Md. 60, 251 A.2d 864 (1969). One can be a bona fide purchaser for value even if one purchases a home prior to or while work is being performed by a subcontractor, thereby prohibiting the subcontractor from placing a lien on the improved property. Sterling Mirror of Md., Inc. v. Rahbar, 90 Md. App. 193, 600 A.2d 899 (1992).

Real Property § 9-104 controls the amount recoverable from the owner by a subcontractor on a single family dwelling. This amount is limited to that amount of money remaining in the owner's hands...
