B. [§ 6.27] Conduct of Sale

Only an individual may conduct a foreclosure sale. Md. Rule 14-214(a). But, the individual selling the property under a power of sale need not be named in the lien instrument. Real Prop. § 7-105. Moreover, a power of sale is not invalidated by an "error or omission in a mortgage or deed of trust concerning the designation of the trustee or the individual authorized to exercise a power of sale. Id.
