3. (§9.37) Easements by Dedication/Common Law Dedications

Dedication of land to public use, whether by recordation on a plat or otherwise, may occur either under the terms of the statute or by operation of common law. See Ackerman v. Roufa, 584 S.W.2d 100, 102 (Mo. App. E.D. 1979); § 445.070, RSMo 2016 (statutory means for dedication of private property to public use).
