6. [§ 6.26] Stay of the sale/dismissal of the foreclosure
A borrower, record owner, or other interested party may file a motion to stay the sale of the property and dismiss the foreclosure action. Md. Rule 14-211(a)(1). This motion must be filed by a certain deadline, which will vary depending on whether the property is owner-occupied residential property, and if so, whether foreclose mediation was conducted. Md. Rule 14-211(a)(2). The motion must be under oath and supported by affidavit; must "state with particularity the factual and legal basis of each defense that the moving party has to the validity of the lien or the lien instrument or to the right...
