A. (§5.82) Introduction

Three general types of deeds are commonly used to transfer interests in real estate:

1. General warranty deed

2. Special warranty deed

3. Quitclaim deed

If the grantor has good, merchantable title to the property to be conveyed by deed at the time of the transfer, the three general forms of deed will convey good title to the grantee. Weissenfels v.
