B. (§12.26) Commercial Broker Liens
Since 1993, the Commercial Real Estate Brokers' and State Certified Real Estate Appraisers' Lien Act, §§ 429.600–429.630, RSMo 2016, has given brokers an additional weapon in recovering commissions. The lien rights created by the Act operate similar to mechanic's or material supplier's liens by granting the broker a statutory lien on property to secure payment of the commission or fee earned in connection with the property.
