1. [§ 6.21] The notice of intent to foreclose

A party seeking to foreclose on residential property may not file the action until 90 days after a default, or 45 days after sending the debtor and record owner a "Notice of Intent to Foreclose," whichever is later. Real Prop. § 7-105.1(b)(1). Do note that should certain proposed legislation pass, this section will be overhauled in October of 2022. See 2022 Md. H.B. 1038 (NS); see also 2022 Md. H.B. 803 (NS). The proposed legislation deals with access to counsel and fees during certain foreclosure proceedings. Id.
