"Claim of title or ownership" and hostility prove the requisite adversity of the possession. Yourik v. Mallonee, 174 Md. App. 415, 424, 921 A.2d 869, 875, cert. denied, 399 Md. 597, 925 A.2d 635 (2007) (noting that ". . . 'claim of title,' 'color of title,' 'claim of ownership,' and 'claim of right,' all . . . are alternative methods of proving that the claimant's possession was sufficiently 'hostile' to be 'adverse'" and holding that the possessor's acknowledgment of title in another who abandoned the property does not bar adverse possession).
