A. [§ 6.11] Adverse Possession

Note that in 2016, the Real Property Article was amended to include new sections governing actions for quiet title. See Md. Code Ann., Real Property §§ 14-602 through 14-621 (2015 & Supp. 2021) (hereinafter Real Prop. §___). The following year, in 2017, Maryland Rules governing quiet title actions were also amended. See Md. Rule 12-801 through 12-811. Among the new rules and statutes is the requirement that all quiet title complaints be verified. Md. Rule 12-804; Real Property § 14-606; see also Section 1.23 Verification. The amendments to the Real Property Article and the Maryland Rules apply retroactively "to all cases that were pending when the statutes and Maryland Rules became effective." Est. of Zimmerman v. Blatter, 183 A.3d 223, 228 (Md. 2018).
